At Mylako our property consultants have a proven track record of negotiating favourable rent reviews on behalf of commercial tenants. Our team have arbitrated successful results with landlords on behalf of clients in the industrial, commercial and retail sectors. We have extensive specialist knowledge of UK property law and lease agreements, and so are well placed to work on your behalf to challenge unfair rent reviews and negotiate an equitable settlement for both landlord and tenant.
Recognising the complexity of many rent review clauses, we provide a sympathetic and bespoke service that takes into account the specific terms and context of your rental agreement. We are pleased to work with all commercial clients in the UK, as well as international tenants with a property lease in the UK.
What are Rent Reviews?
If you are a commercial tenant with a property lease of 3 to 5 years or more, then your contract will probably include regular rent reviews. For offices and industrial premises, these usually take place at intervals of three or five years.
Although called a ‘review’, in practice these invariably involve rent increases – sometimes by a considerable amount. Contrary to the practice in other countries, in the UK the majority of rent reviews are upward only, and do not take into account money invested by the tenant into maintaining or improving the property.
While most commercial landlords review rent increases in a sustainable and responsible way, unfortunately there are also instances of disproportionate rent increases that do not take into account the interests of the tenant or local market.
If this has happened to you, and you are undergoing a dispute with your landlord over a rent review, then our team can help find a fair solution for all parties involved.

We aim to achieve the best outcome for you, while also preserving an amicable working relationship with your landlord.
