What are rent reviews?

If you are a commercial tenant with a property lease of 3 to 5 years or more, then your contract will probably include regular rent reviews. For offices and industrial premises, these usually take place at intervals of three or five years. Although called a ‘review’, in practice these invariably involve rent increases – sometimes by a considerable amount. Contrary to the practice in other countries, in the UK the majority of rent reviews are upward only, and do not take into account money invested by the tenant into maintaining or improving the property.
While most commercial landlords review rent increases in a sustainable and responsible way, unfortunately there are also instances of disproportionate rent increases that do not take into account the interests of the tenant or local market.
